Sandaig is a family home and occupies 2 terraced Victorian villas dating from the 1870s. Some rooms have king, super-king, four-poster or sleigh beds, and all rooms have en suite facilities and Wi-Fi internet access.

There is a regular bus service into the city centre and a wealth of gourmet restaurants in the fashionable Water of Leith area (10 minutes away). Staff are more than happy to arrange fresh flowers or chocolates for a special occasion.

Sandaig has been awarded a ' Scottish Tourist Board' 4-Star Rating and is a member of the 'Welcome Host' Affiliation. Sandaig is recommended by the 'Entertainment Guide ' and is a member of the 'Arts Welcome Scheme'.

By Car:
From the South:
- Take the A68 or A702.

From the North:
-Take the A9 then the M90.

From the West:
- Take the M8 motorway.
- Follow signs for 'Leith'. The guest house is situated overlooking 'Leith Links Park'.

By Bus:
From Waverly train station, the bus station and the city centre, take bus number 12 or 25. Tickets are GBP 1 or GBP 2.50 for an All Day Saver ticket (available at reception).

Extra information for cancellation and amendment policy:
Amendments to bookings are charged at 10% of the full booking.
If we manage to fill the accommodation we will endeavour to reduce your costs as much as possible.
All cancellation must be made in writing and acknowledge by us for refund purpose.

Cancellation policy

Cancellation Policy: If cancelled up to 15 days before date of arrival, 10 percent of all nights will be charged.
If cancelled up to 14 days before date of arrival, the first night will be charged.
If cancelled later or in case of no-show, the total price of the reservation will be charged.

Children and Extra Bed Policy: All children are welcome.
All children under 2 years stay free of charge when using existing bedding.
All children under 2 years are charged GBP 5.00 per night and person for cots.
There is no capacity for extra beds in the room.
Maximum capacity of babycots in a room is 1.

Deposit Policy: 100 percent of the first night will be charged on the day of booking and is non-refundable.

VAT and city/tourist taxes: VAT is included.
